Why are shipping container homes so inexpensive?


We build our shipping container homes in a controlled factory environment. This allows for a much shorter construction time, more efficient use of resources and less wastage, so we can bring you superior quality housing at a much lower cost.

We are also able to accurately predict our costs and manufacturing timescales, so we don’t have to build in the allowances and on-site costs you usually pay with standard construction methods.

If something is broken in transit or doesn’t work upon delivery, how can I have it repaired?


When the house is delivered to site it is advisable to inspect the building for any damage that may have incurred during shipping, transportation and craning. Our shipping container homes are strengthened for shipping, transportation and port handling. However, it is possible that minor defects may occur (such as cracks in tiles and cornice joints) during transit which we will ensure are remedied before completing installation. Internal fixtures also have a 12 months warranty.

Where in Western Australia can we install shipping container homes?


Virtually anywhere, although costs for transportation, craning and installation will vary across the state. We are located in Perth so pricing for areas outside of Perth will vary.

What is prefabricated transportable shipping container modular housing?


Traditionally, homes are constructed almost totally on-site. Prefabricated shipping container homes are built, either partly or wholly, off-site in a factory then transported to site for positioning or assembly, depending upon the degree of prefabrication.

Transportable means the homes are capable of being freighted by ship and/or truck while in assembled form. Large modular shipping container homes are built in units then joined together on site.

Do the shipping container homes comply with Australian and New Zealand Standards and Building Codes?


All components of shipping container homes fully comply with Australian and New Zealand Standards.

What statutory approvals are required for the shipping container homes within Australia?


This may vary according to location in Western Australia and the R code applicable to your site. We offer a service to obtain statutory approvals for you or you can make your own enquiries with the relevant local authority.

How are the shipping container homes freighted and transported to my land?


The shipping container homes are shipped to the nearest major port in Western Australia and then transported by truck to site. We will make prior arrangements for a crane to be on hand when the home arrives to offload and position the shipping container home on the pre-prepared foundations.

How soon can I have the shipping container homes delivered to my land?


Production will commence following the completion of the contractual obligations and payment of the deposit. Subject to the production scheduling constraints at the time, production time is about 8-10 weeks.

Overall, from date of ordering to date of delivery, it should be around 12-14 weeks, depending on production schedules at the time and the delivery location. An indication of commencement and delivery dates will be provided prior to an order being placed.

Where can I see one of the shipping container homes?


Our display is located at 181a Stirling Hwy in North Fremantle and is open from 10am to 4pm from Monday to Friday and by appointment on Saturdays. We are closed on Sundays.

While the display model may not be the one that you are interested in, it will show what fixtures and fittings are provided as well as the quality of finishes.

What flexibility do I have in the shipping container home design?


Whilst standardisation is important in order to achieve economies of scale we also understand that each client and shipping container home site has its unique set of issues and requirements. As such, in most cases, we can make adjustments to our standard floor plans.

Please discuss any changes you might require to our standard floor plans with one of our building and design consultants. Any additional work we do to your shipping container home like decking and roofing can of course be bespoke based on how you would like your new shipping container home to be finished.

What site preparation is required before delivery of the shipping container home?


The extent of site preparation, including foundations, will depend upon site conditions. A site survey, soil test and engineered footing design will be required in each case. It is also important that suitable access be available for a truck and crane.

Obviously the foundations and tie-downs will need to be engineer designed to suit the site as well as geographical and geotechnical conditions in accordance with local authority requirements. Also adequate access and work space will be required for the haulage vehicle and crane.

What is the difference between shipping container homes and kit homes?


Shipping container homes are supplied complete with all internal fixtures and fittings, wall lining, ceiling, windows, doors, etc. already installed. Typically, kit homes are supplied flat packed for the purchaser to fully assemble on site.

Can I choose the finishes for the shipping container home?


Initially, there will be no choices as far as internal finishes and colours are concerned. For external treatments, purchasers may choose to buy only the basic pod then add external treatments themselves or simply incorporate the pod into an existing home. There will be a choice of colour schemes for external finishes.

Can I have solar panels on shipping container home?


Sure. We can introduce you to our supplier of choice or you can use your own supplier should you wish. The solar panels will need to be retrofitted after delivery of the shipping container home.

What about roofing, decking, water tanks and grey and black water treatment?


All of this will need to be done after the installation of your shipping container home. We will happily introduce you to our partner companies that specialise in these areas or you can do it yourself.

But please note that where any value added works materially alter the product, the warranty applicable to that part of the product may be voided.

What warranties apply to the shipping container home?


A 10 year structural guarantee applies to the frame while internal fixtures have a 12 months warranty. Your new shipping container home or granny flat is also covered by home indemnity insurance.

Once you have chosen the shipping container home that is right for you and wish to go ahead and purchase one, we will present you with a Western Australian Pre-fabricated Homes Contract that will include the Scope of Works and our obligations as a builder and yours as a buyer.

Once signed and the 6.5% deposit is paid we will order your new modular shipping container home. There will then be a progress payment once the footings are installed and a final payment on Practical Completion. Payment methods can either be by Cash, Cheque or Electronic Funds Transfer (EFT)

How can I finance the purchase of my shipping container home?


If you have sufficient equity in your property or a significant deposit, your financier may advance funds to cover the cost of the shipping container home purchase, perhaps as a personal loan. When the shipping container home is installed, the loan would be converted to a normal home loan. Financing options are being explored by us aimed at simplifying the process to the point where bank finance can be obtained.

What additional costs am I up for?

Can I build a shipping container home on my land?


Just contact your local council planning department and ask them. So long as your site has the relevant zoning it should not be a problem.

As the shipping container homes are steel framed, elevated on steel piers and without any structural timber in the construction, the shipping container homes are termite resistant. The exposed steel posts that supports the shipping container home also provide a means of visual inspection to check for any bridging by termites.

If you plan to buy one of our Granny Flats, Modular Homes or Shipping Container Homes you can make your own enquiries with your relevant local authorities. We will supply detailed plans and all the necessary certifications to help you obtain local authority approval for your new shipping container home. Alternatively, we can take care of all that for you using one of our building certifiers.

Timeframe

Including shipping and delivery, your brand new modular shipping container home can be delivered within just 12-14 weeks from the date you place your order depending on the location of your property and our production schedule at the time. We will use this period to obtain the necessary statutory approvals and prepare your site by laying foundations and connecting services, so that your shipping container home can be installed quickly and without hassle. With good planning you could be moving into your beautiful new shipping container home just days after delivery.

Compliance

All our shipping container homes are fully compliant with Australian standards and the Building Code of Australia. Site Preparation

• All external electrical and plumbing connections by licensed electrician/plumber including supply and installation of external meter box
• Provision of water tank, pump, etc. if required to comply with statutory requirements; storm-water drainage works
• External lighting
• Any decking, separate roof covering or external steps that may be required

Please note that the cost of installation of your modular shipping container home will vary depending on where you live but we would estimate that installation of our dwellings would range from $15,000 to $25,000 depending on which model of shipping container home you choose and where your site is located.

Please note that this is an indication only and to be used as a guide and does not include additional construction works such as a separate roof, decking, steps, etc. These prices are based on installation in the Perth/Peel metro area and may be higher or lower depending on your location, the complexity of your site, and the siting of your new shipping container home. Fees, material and labour costs can vary considerably throughout West Australia, but you can have complete confidence that your stylish, comfortable modular shipping container home will be considerably more affordable than a traditional new-built house.

Included in these indicative costs are allowances for:

Note: No allowance has been made for site clearance or earthworks for your building platform area, since this will depend on individual site conditions. With steel posts minimal or no earthworks may be necessary.

• Underslung plumbing works
• Connection to services (water, power and sewerage) based on 6m front setback and standard sized allotment
• Minor paint/plaster touch-ups
• Supply and installation of the electricity meter box including underground power connection

All our modular shipping container homes are finished to a high standard and are fully fitted out internally, with quality fixtures and fittings throughout. Each design comes in two levels of finish: Standard and Deluxe.

All shipping container homes have the following inclusions:

• Quality LED lights
• Stone tops & 2-pac finish to kitchen
• Floor to ceiling rectified porcelain tiles to shower
• Double glazed windows & sliding doors, 5mm toughened glass
• R3.5 insulation to ceilings and R3.5 to the external walls
• Designer tap ware
• Deluxe toilet

To ensure continual improvement and leading edge products, any technological developments in housing sustainability that flows from our suppliers’ collaboration with the University of New South Wales, will be added as enhancements to our products as and when the developments occur. If required, solar panels will need to be installed by the purchaser after delivery and installation of the shipping container home. Long term, however, we aim to have this technology built into the shipping container homes.
